Greater Vancouver Sales and Listing report January 15, 2021

Sales and listings stats are attached as of January 15, 2021. In 2019 we were saying buyers are needed! This year much like last year, its sellers that are needed! And much more so this year now that we have the buyers eager to get at these listings. Easing into January is not what 2021 has been about in any sense so far – real estate especially. The number of sales so far in January are almost twice what they were last January and almost three times what they were in January 2019 at the mid-point of those months. And while we are seeing more new listings coming on to the market this year, it just is not enough to satisfy the demand that continues to be present in Metro Vancouver’s real estate market. There are only 8,600 active listings in Greater Vancouver currently, down from 8,870 at this point last year and 10,183 at the mid-point of January 2019. This is going to put pressure on prices to rise and continue the pattern of multiple offers. The typical market dynamic of sellers not wanting to list for fear of having to compete for their next home or fear of not finding it in time for when they have to leave the home they sold is unfolding as 2021 takes off. The race is on, I’d say let the market begin but it’s already been here for the last six months. Now it’s about to hit the next gear.

Greater Vancouver – 977 units sold so far in January 2021 compared to 583 units sold so far at this time in January 2020 and 396 sold at mid-month in January 2019. Total new listings so far in January are 2,185 compared to 1,924 at this point in January 2020 and 1,940 at this point in January 2018. Total active listings are at 8,593 compared to 8,870 at this time last year and 10,183 at mid-month in 2019. Sales to listings ratio is at 45% compared to 19% in January 2020.

Vancouver West – 154 units sold so far in January 2021 compared to 89 units sold so far at this time in January 2020 and 57 sold at mid-month in January 2019. Total new listings so far in January are 426 compared to 178 at this point in January 2020 and 193 at this point in January 2018. Total active listings are at 1,864 compared to 1,649 at this time last year and 1,804 at mid-month in 2019. Sales to listings ratio is at 36% compared to 24% in January 2020.

Vancouver East – 97 units sold so far in January 2021 compared to 48 units sold so far at this time in January 2020 and 41 sold at mid-month in January 2019. Total new listings so far in January are 853 compared to 178 at this point in January 2020 and 193 at this point in January 2018. Total active listings are at 853 compared to 737 at this time last year and 968 at mid-month in 2019. Sales to listings ratio is at 41% compared to 27% in January 2020.

North Vancouver – 55 units sold so far in January 2021 compared to 30 units sold so far at this time in January 2020 and 31 sold at mid-month in January 2019. Total new listings so far in January are 155 compared to 163 at this point in January 2020 and 151 at this point in January 2018. Total active listings are at 443 compared to 474 at this time last year and 604 at mid-month in 2019. Sales to listings ratio is at 35% compared to 18% in January 2020.

West Vancouver – 20 units sold so far in January 2021 compared to 10 units sold so far at this time in January 2020 and 7 sold at mid-month in January 2019. Total new listings so far in January are 96 compared to 91 at this point in January 2020 and 59 at this point in January 2018. Total active listings are at 434 compared to 476 at this time last year and 544 at mid-month in 2019. Sales to listings ratio is at 21% compared to 11% in January 2020.

Richmond – 127 units sold so far in January 2021 compared to 92 units sold so far at this time in January 2020 and 49 sold at mid-month in January 2019. Total new listings so far in January are 277 compared to 264 at this point in January 2020 and 293 at this point in January 2018. Total active listings are at 1,305 compared to 1,373 at this time last year and 1,460 at mid-month in 2019. Sales to listings ratio is at 46% compared to 35% in January 2020.

Burnaby East – 5 units sold so far in January 2021 compared to 8 units sold so far at this time in January 2020 and 3 sold at mid-month in January 2019. Total new listings so far in January are 19 compared to 21 at this point in January 2020 and 22 at this point in January 2018. Total active listings are at 67 compared to 106 at this time last year and 106 at mid-month in 2019. Sales to listings ratio is at 26% compared to 38% in January 2020.

Burnaby North – 61 units sold so far in January 2021 compared to 38 units sold so far at this time in January 2020 and 22 sold at mid-month in January 2019. Total new listings so far in January are 130 compared to 99 at this point in January 2020 and 91 at this point in January 2018. Total active listings are at 454 compared to 307 at this time last year and 441 at mid-month in 2019. Sales to listings ratio is at 47% compared to 38% in January 2020.

Burnaby South – 72 units sold so far in January 2021 compared to 41 units sold so far at this time in January 2020 and 23 sold at mid-month in January 2019. Total new listings so far in January are 136 compared to 106 at this point in January 2020 and 105 at this point in January 2018. Total active listings are at 528 compared to 435 at this time last year and 570 at mid-month in 2019. Sales to listings ratio is at 53% compared to 39% in January 2020.

New Westminster – 36 units sold so far in January 2021 compared to 18 units sold so far at this time in January 2020 and 27 sold at mid-month in January 2019. Total new listings so far in January are 100 compared to 65 at this point in January 2020 and 75 at this point in January 2018. Total active listings are at 312 compared to 255 at this time last year and 364 at mid-month in 2019. Sales to listings ratio is at 36% compared to 28% in January 2020.

Coquitlam – 104 units sold so far in January 2021 compared to 57 units sold so far at this time in January 2020 and 17 sold at mid-month in January 2019. Total new listings so far in January are 162 compared to 140 at this point in January 2020 and 144 at this point in January 2018. Total active listings are at 521 compared to 526 at this time last year and 726 at mid-month in 2019. Sales to listings ratio is at 64% compared to 41% in January 2020.

Port Moody – 17 units sold so far in January 2021 compared to 16 units sold so far at this time in January 2020 and 10 sold at mid-month in January 2019. Total new listings so far in January are 34 compared to 31 at this point in January 2020 and 25 at this point in January 2018. Total active listings are at 142 compared to 121 at this time last year and 145 at mid-month in 2019. Sales to listings ratio is at 50% compared to 52% in January 2020.

Port Coquitlam – 25 units sold so far in January 2021 compared to 21 units sold so far at this time in January 2020 and 16 sold at mid-month in January 2019. Total new listings so far in January are 80 compared to 65 at this point in January 2020 and 67 at this point in January 2018. Total active listings are at 154 compared to 196 at this time last year and 251 at mid-month in 2019. Sales to listings ratio is at 31% compared to 32% in January 2020.

Ladner – 7 units sold so far in January 2021 compared to 12 units sold so far at this time in January 2020 and 1 sold at mid-month in January 2019. Total new listings so far in January are 15 compared to 37 at this point in January 2020 and 24 at this point in January 2018. Total active listings are at 65 compared to 143 at this time last year and 132 at mid-month in 2019. Sales to listings ratio is at 47% compared to 32% in January 2020.

Tsawwassen – 16 units sold so far in January 2021 compared to 7 units sold so far at this time in January 2020 and 2 sold at mid-month in January 2019. Total new listings so far in January are 43 compared to 37 at this point in January 2020 and 37 at this point in January 2018. Total active listings are at 167 compared to 188 at this time last year and 175 at mid-month in 2019. Sales to listings ratio is at 37% compared to 19% in January 2020.
